President Donald Trump has a warning for American homeowners — and it’s shaking up the housing debate nationwide.
In a powerful interview on Fox News’ The Ingraham Angle Monday night, Trump defended his administration’s new 50-year mortgage plan, calling it a “common-sense solution” to help hardworking Americans survive Joe Biden’s disastrous economy.
“It’s not even a big deal,” Trump told Laura Ingraham. “You go from 40 to 50 years, and what it means is you pay less per month. You just stretch it out longer. It’s not radical — it’s smart. Families need relief.”
Trump’s proposal — which would extend traditional mortgages to half a century — is already being hailed by supporters as a game-changing plan to make homeownership affordable again after years of inflation, rate hikes, and economic mismanagement under Biden.
A “Great American Presidents” Idea
Trump first teased the plan on Truth Social, sharing a viral image of himself alongside Franklin D. Roosevelt with the headline “Great American Presidents.”
Beneath Roosevelt’s photo were the words “30-Year Mortgage.” Under Trump’s photo? “50-Year Mortgage.”
Federal Housing Finance Agency Director Bill Pulte confirmed the administration’s efforts, posting on X:
“Thanks to President Trump, we are indeed working on The 50-Year Mortgage — a complete game changer.”
According to White House insiders, the idea aims to lower monthly payments and help retirees, veterans, and first-time buyers finally afford a home again — without relying on Washington’s failed spending gimmicks.
Conservatives Split Over Long-Term Costs
Still, not everyone is on board. Some financial commentators, including Fox Business host Charles Payne, warned that while payments would drop, total lifetime costs could rise.
“If you just took a 4% interest rate for a 30-year, it would be $2,300 a month,” Payne explained. “For a 50-year, it’s $1,900 — saving about $400 monthly. But over time, you’d pay nearly double.”
Payne added, “That’s not the best way to fix affordability. There are smarter ways.”
Despite the criticism, many conservative economists argue that Trump’s plan empowers homeowners with choice and flexibility — unlike Biden’s heavy-handed regulations and reckless spending.
Trump Fires Back: ‘Biden and Powell Destroyed Housing’
Trump didn’t mince words when asked about the root cause of the housing crisis.
“The problem was that Biden did this,” Trump said. “He raised interest rates. And I’ve got a lousy Fed person who’ll be gone in a few months, thankfully.”
Under Biden, mortgage rates have skyrocketed to record highs, home prices have soared, and many middle-class Americans have been priced out of their own neighborhoods.
By contrast, Trump’s supporters say his proposal offers a lifeline to the forgotten American homeowner, restoring the dream of affordable homeownership that Washington elites have ignored for decades.
The Bottom Line
With housing affordability collapsing under Biden’s inflation, Trump’s 50-year mortgage proposal could mark the biggest shift in U.S. housing policy in generations.
For millions of seniors, veterans, and working families, this plan could mean the difference between owning a home and being forced to rent forever.
Trump’s message is clear: “America deserves better — and under my leadership, we’ll get it.”
